Castlerock has successfully entered into an agreement with the Commonwealth Government to develop a purpose-built customer service centre in Griffith, New South Wales.
Located at 22 Bonegilla Road, Griffith, the development will comprise approximately 1,300sqm of net lettable area and has been purpose-designed to meet the operational requirements of its Government tenant, supporting the delivery of essential Government services to the local community.
The project will be fully leased to the Government under an initial seven-year lease term and is expected to have an end value of approximately $14 million.
This development further strengthens Castlerock’s Government-backed portfolio, enhances its ongoing partnerships and supports the continued expansion of its development pipeline.

Located in the heart of Griffith’s retail precinct, the site benefits from a highly accessible position between Griffith Shopping Centre, Griffith Plaza and Woolworths/Kmart.

The development is targeting several sustainability initiatives, including:
- 5.5 Star NABERS Energy
- Carbon Neutral Base Building certification
- Approximately 25kW solar array for the direct benefit of the tenant
- Four EV charging stations
These initiatives reflect Castlerock’s continued focus on delivering high-quality, future-focused Government-leased assets with strong sustainability outcomes.
The asset will form part of the Castlerock Government Property Fund, further strengthening the Fund’s exposure to Government-leased social infrastructure assets, and is expected to take the Fund to more than $700 million in assets.
The project continues Castlerock’s focus on delivering secure, income-generating assets underpinned by long-term Government-backed tenancy.
Castlerock will now move into development approval preparation, with council engagement already underway.
Subject to approvals, construction is scheduled to commence in mid-2027, with Practical Completion targeted for Q1 2028.
